**Ensure your property is in safe hands**

Choose a reputable real estate agent who has a history of strong results in your suburb.

**Do your research** 

As with anything in property, research is key. Don’t jump into decisions without first considering every aspect and angle. 

**Pricing it right**

Research the local market and compare your property with similar houses. Find out what your home is worth, then shave 15 to 20 percent off the price.

**Shop around**

Be aware that different appraisers could have varying opinions on the supposed selling price of a property. 

**Style to sell **

Style your property using professionals. The first impression the property makes on potential buyers is crucial. Get it right and you’ll hopefully be inundated with offers. 

**Present your home like you don’t live there**

Buyers are looking for a home that they can instantly connect with and envision themselves living in. Removing personal items can help with the emotional connection a potential buyer forms with a property.

**Adjust early **

If you find your property isn’t selling as quickly as you had hoped for, never be afraid to adjust your asking price.

Safer buyers include those who have already sold their home and are in rented accommodation, chain-free first time buyers, and cash buyers who do not need a mortgage.

Photos are the first thing a buyer will see of your property and can dictate whether a potential buyer schedules a viewing or not. Photos should highlight the best features of your home, making it look warm and inviting.

Ensure your real estate agent is always following up with buyers agents to get their opinion on the property and finding out what buyers liked or didn’t like about what they saw.
